70 sqm Showroom​​/​​Office Space available for long or short-term rent Located in the heart of "the Fashion-Belt", the development is surrounded by some of Australia's most successful fashion houses, furniture showrooms, creative studios and a bevy of café & restaurants all at your doorstep. Modern exposed brick walls and concrete flooring finishes Architecturally designed lighting to optimise the balance of natural and installed lights. Large windows and premium track lighting throughout the premises create a balanced aesthetic throughout the floor. FURNITURE HIRE: We offer Items​​/​​furniture for hire available at the Sydney Showroom Space or Fashion Rack Hire Websites. Please notify us in advance if you need to move furniture in the space to suit your event needs. RULES: - No Smoking or Vaping on the premises, including inside the rental space and the foyer - Strictly prohibited to affix any stickers to the floor - No Pets allowed - No candles or open flames or frying allowed on site or any cooking that will create a large amount of smoke as our facility is not ventilated. - Outside catering is allowed in the building - All Air Conditioner units turned off - All security doors closed and locked, please ensure the back laneway door is closed if used for deliveries - All lights were turned off before bumping out - The fridge used must be cleared & cleaned - If the front reception desk or the concrete table is moved, please return it to's original position - Keys and Fob returned to the lockbox on Beaconsfield Lane - All rubbish to be cleared from the space before bump out, Boxes flattened and garbage bags removed *Bins located in garage access using fob, turn left once you exit onto Beaconsfield Lane (x2 kitchen bins and x1 wheelie bin are available for renter use. Any extra rubbish must be removed by yourself off the property)* - Cleaning fee is $220 + GST if alcohol is served. The cleaning fee covers a regular​​/​​post-event clean. It does not include rubbish removal or furniture removal. The cleaner needs to come in and be able - No Shooting or filming after 8 pm - No glitter or confetti can be used. - Events to conclude at 11 pm. CANCELLATION POLICY: Standard 60-day with Grace Period Cancellations within 24 hours after booking confirmation will receive a full refund. This excludes events starting within 48 hours. Cancellations made 60 days in advance will receive a full refund. Cancellations 60 days to 30 days in advance will receive a 50% refund. Cancellations for events starting within 30 days are non-refundable. The event date of a confirmed booking can be changed to another date within 1 month from the original date, at no cost. OVERTIME POLICY: Overtime will be billed in half-hour increments. The space must be vacated, and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. CLEANING ​/​ DAMAGES: Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it. Guests must respect the space, and we ask​​/​​appreciate that guests tidy up after themselves. Guests must remove any equipment or rentals they bring in, and you should factor in this setup and teardown time in your booking hours. Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file.
